- Target gross sales per room (list)
For 500 rooms at list pricing: 1,000 interests × $52,000 = $52,000,000 gross potential sales, before commissions, taxes, legal costs, discounts, unsold interests, and construction/financing costs. Early-bird promo for the Regular Room is $41,600 per interest ($83,200 if both interests qualify). These are gross target sales—not construction budget, net proceeds, valuation, or profit.
30% / 30% / 40% outline
Publishable only as a concept until counsel defines the revenue/profit base, expenses, reserves, reporting, and loss periods.
30%
Proposed participation. Basis (gross room revenue, net room revenue, or net profit) must be defined in final legal documents.
30%
Same proposed share class as Investor A. Exact rights are not yet finalized.
40%
Proposed operator share. Whether this is before operating costs or after net profit must be defined before advertising distributions.
Important: do not describe both buyers as the exclusive owner of the same physical room. Documents must define company shares, contractual participation, or another lawful interest. If 60% is paid from gross revenue, the operator may lack funds for payroll, utilities, repairs, marketing, insurance, taxes, and reserves. Shortened payback after the early-bird discount assumes annual dollar income stays unchanged; if distributions scale with the discounted price, payback would not shorten this way.
